01. Booking & Stay

What is Dawon Stay?

Dawon Stay is a small Korean guesthouse located in north Austin, Texas. We serve assignees at the Samsung Taylor semiconductor facility, business travelers, and long-stay visitors. Every stay includes Korean home-style breakfast and dinner.

We're a small-scale operation focused on a quiet, home-like environment rather than a large hotel experience. Both Korean and English are supported.

How do I make a reservation?

Reservations are accepted through three channels:

Share your check-in date, number of guests, and expected length of stay, and we'll confirm availability and the final rate. We don't currently use third-party platforms like Booking.com or Airbnb.

Is a reservation deposit required?

Yes, a deposit is required to confirm your booking. The amount depends on your length of stay and room type — we'll let you know at inquiry. The deposit is applied toward your room charge at check-in.

What are the check-in and check-out times?

Check-in is at 3:00 PM and check-out is at 11:00 AM (Central Time). We can adjust these with advance notice.

Is there a minimum or maximum stay?

We accept everything from short business trips to long-term assignments. For stays of 90 nights or more, we offer custom long-stay rates. Minimum stay may vary by season, so please check at inquiry.

Do you offer a long-stay discount?

Yes, for stays of 90 nights or more. Share your expected stay length at inquiry and we'll prepare a quote with the appropriate long-stay rate.

What is the cancellation policy?

Cancellation and refund policies vary by stay type (short-term vs. long-stay) and timing. Specific terms are communicated when you confirm your reservation. For unavoidable situations like visa issues or flight changes, we handle adjustments case by case.

02. Rooms & Amenities

What room types do you offer?

We offer Single Standard (for one guest) and Double Standard (for two guests, double or twin bed). We don't operate Suite, Family, or Residence room types — our focus is a simple but comfortable home-like experience.

What are the nightly rates?

Single Standard is $149 per night for one guest. Double Standard is $119 per person per night when two guests share — so $238 total for a couple. Korean breakfast and dinner are included in every rate. Texas hotel occupancy tax is additional.

What's in the rooms?

All rooms include: bedding, towels, toiletries (toothbrush, toothpaste, shampoo, conditioner, body wash), hair dryer, iron and ironing board, TV, high-speed Wi-Fi, desk, A/C and heating, kettle and coffee maker, dishware, gas or induction stove, in-unit washer and dryer, closet, and full-length mirror.

Is there a washer and dryer in the room?

Yes, every room has its own in-unit washer and dryer. No coins, no schedule, no extra charge. This is particularly valuable for long stays.

Can I cook in the full kitchen?

Yes. Each unit has a full kitchen with a gas or induction stove, pots and pans, and full dishware. Korean meals are included, but you're welcome to cook when you prefer.

Is the Wi-Fi fast enough for remote work?

Yes. High-speed Wi-Fi sufficient for video calls, file transfers, and daily remote work is provided in every room. No charge.

Do you have printer access?

Yes, there's a shared printer you can use — especially helpful for visa paperwork, employment documents, or urgent I-9 forms.

Is smoking allowed?

No. All rooms and indoor areas are strictly non-smoking. Additional cleaning fees apply if this rule is violated. Smoking is permitted only in designated outdoor areas.

Can I bring my pet?

Unfortunately, pets are not permitted at Dawon Stay.

Is parking free?

Yes, parking is free and unlimited. Useful whether you have a rental or personal vehicle during long stays.

How is security handled?

All entry uses smart locks with keypad access. CCTV covers common areas and the perimeter. We don't have 24-hour on-site security, but Dawon Stay is in a safe north Austin residential neighborhood.

What shared spaces are available?

A shared kitchen with a large refrigerator, an outdoor yard and garden, and free parking. We don't operate a meeting room, coworking space, gym, or pool.

03. Korean Meals

Are Korean meals really included in the room rate?

Yes. Korean breakfast and dinner are included in every nightly rate — no separate meal charges during your stay. This is the core feature that differentiates Dawon Stay from regular hotels or Airbnb rentals.

Is lunch provided too?

No, only breakfast and dinner. Guests typically handle lunch on their own schedule. Snacks, fruit, and drinks are always available in the common area.

How is the menu structured?

We operate a weekly rotating menu. Specific dishes are set for each day of the week and repeat weekly, with adjustments for seasonal ingredients. Meals follow a home-style Korean format — soup, rice, main dish, side dishes. You can see a sample week on the meals page.

Can the menu be customized?

Due to our small-scale operation, individualized meal plans aren't possible. However, if you have a severe allergy (nuts, shellfish, etc.), let us know at least 3 days before check-in and we'll adjust the menu to exclude those ingredients.

Do you accommodate vegan or gluten-free diets?

We don't offer dedicated vegan or gluten-free meal plans. For these dietary needs, we recommend using your room's full kitchen to cook as needed.

What about drinks and snacks?

Bottled water, coffee, tea, light snacks, and seasonal fruit are always stocked in the common area. Free and unlimited.

Where are meals served?

Meals are delivered directly to your room. No need to come down to a dining hall at a fixed time — you can eat on your own schedule, which matters when work schedules vary.

04. Location & Commute

Where is Dawon Stay located?

5900 Balcones Dr STE100, Austin, TX 78731 — in north Austin. About 15 minutes by car from the largest H Mart in Austin (Spicewood Springs Rd).

How far is Dawon Stay from the Samsung Taylor facility?

Approximately 40 to 55 minutes by car. During peak hours (7-9 AM, 4-7 PM), expect up to 70 minutes. Primary routes: Mopac to Hwy 79, or I-35 to Hwy 79. Registering for TxTag makes some toll road portions smoother.

How close is Austin-Bergstrom airport?

Austin-Bergstrom International Airport (AUS) is 25 to 35 minutes by car from Dawon Stay. Uber and Lyft service the route reliably. We don't provide a separate airport pickup service.

Is there a Korean grocery nearby?

Yes. H Mart North Austin on Spicewood Springs Rd is about 15 minutes by car. It's the largest Korean grocery in the Austin area — full range of Korean food, snacks, essentials, and a Korean bakery.

What's around Dawon Stay?

North Austin is a safe residential area with many Korean assignee families. H Mart, Korean and Japanese restaurants, Asian supermarkets, and major American chains (H-E-B, Target, Walmart) are all within a short drive. Major hospitals including St. David's North Austin Medical Center are nearby.

05. Settlement Services

Do you provide settlement services?

Direct settlement services at Dawon Stay are limited to guidance on applying for a Texas ID. We don't provide airport pickup, bank account setup, SSN appointments, apartment tours, or medical referrals.

What we do share freely is practical, experience-based information through our settlement guide and blog — things guests actually ask us about.

Why is Dawon Stay good for assignees and business travelers?

Korean meals included with the room, in-unit washer/dryer, printer access, strong Wi-Fi and desk space, free parking, and bilingual (Korean/English) monthly invoicing for corporate clients are the features most long-stay guests value.

Because it's a small operation, Korean-speaking staff handle everything directly — so there are no language barriers during your stay.

What should I prepare before leaving Korea?

Key preparation categories:

  • Visa documents (H-1B, L-1, E-2)
  • Korean banking cleanup (raise transfer limits, redirect autopay)
  • Keep your Korean phone number (carrier suspension or eSIM)
  • Travel insurance for the gap before company health coverage starts
  • Korean OTC medicine, glasses, and contact lenses

Do you help with Texas driver license conversion?

We don't handle the conversion process for you, but the settlement guide walks through DPS appointments, required documents, and the testing process in practical detail. We can also point you to the nearest DPS office at check-in.

06. Payment & Corporate

What payment methods do you accept?

Korean bank wire, US ACH, and Wire Transfer. Online credit card payments aren't currently offered.

Can I get a corporate invoice?

Yes. We provide bilingual (Korean/English) monthly invoices for corporate clients, formatted to match the requirements of your company's expense reporting system.

What if my company pays directly?

Direct company payment via Wire Transfer or ACH works fine. At inquiry, let us know who's paying (individual or company) and we'll prepare the appropriate instructions and paperwork.

Do you provide W-9 or Certificate of Insurance?

We don't currently operate a formal vendor registration process with W-9 or COI issuance. If your company requires these documents, let us know up front and we can discuss whether it's feasible.

07. Service & Support

Do you offer 24-hour service?

Phone and email are answered during business hours only — Monday through Friday, 9:00 AM to 6:00 PM Central Time. Weekends and holidays are closed.

KakaoTalk @dawonstay messages are received 24 hours a day and returned on the next business day. Emergency contact information is shared separately at check-in.

Is Korean-language support available?

Yes. Both Korean and English are fully supported. Korean-speaking staff handle inquiries, check-in, and your stay — so language isn't a barrier.

Can I book through KakaoTalk?

Yes — KakaoTalk @dawonstay is our fastest channel for inquiries and reservations. Message anytime; we'll respond on the next business day.

How quickly do you respond?

Inquiries during business hours are typically answered same-day, and at most within one business day. Inquiries sent late Friday or over the weekend are answered on Monday.

What if something goes wrong during my stay?

At check-in, we share emergency contact information and how to request maintenance. For issues like appliance problems or power outages, message us on KakaoTalk and we'll respond as quickly as possible.
